2 Potential Problems with PEX Plumbing Lines Found in Delaware Homes

Cross-linked polyethylene (PEX) water supply lines are a common installation in area homes built or replumbed during the last 20 years. Installing PEX is often easier and faster than PVC or copper supply lines because of its flexibility and fitting connections, which can help offset project costs. However, just like other plumbing innovations, PEX materials and fittings have had problems. 

Problem #1: Oxidation

Legacy issues include oxidation and weakening of plumbing supply line materials—leading to splitting and bursting—and de-zincification of yellow brass fittings and connections used in earlier installations—contributing to leaks and corrosion-related problems. Although most of these issues have since been addressed by manufacturers, the possibility that a new owner will acquire a plumbing system with defective PEX components increases with the age of the installation. The class action settlements covering these older manufacturing problems have expired, so new owners will be on their own to correct these costly defects. Leaks and less obvious signs of defective PEX in a home include visible corrosion of fittings, deformation or cracks in supply lines, or low-pressure flow from plumbing fixtures.

Problem #2: Rodent Damage

Additionally, unlike CPVC or copper supply lines, PEX lines are vulnerable to rodent damage. Mice and rats will chew on PEX lines just like they would any other plastic-coated wiring in the home. If they attack a pressurized PEX water line, it could seriously damage the building and its contents. Thus, pest control is critically important to preventing damage, and why occupants should take immediate action if evidence of rodents (droppings, chewed items, entry holes, etc.) is found. Preventative measures can include periodic pest control servicing and actions such as sealing foundation openings with pest-blocking foam, properly securing food sources (especially animal feed, seeds, and trash), and keeping areas near the house uncluttered and clear of debris and vegetation.
