Top 3 Problems Found in New Construction Homes in Sussex & Kent County Delaware

If you’re building a new home in southern Delaware, an impartial inspection by a licensed home inspector is a smart move. These are the top three types of defects found in area homes we’ve inspected in 2022.

By far the most frequent defects found on area homes due to its popularity, this formed concrete material is almost always installed incorrectly. The most common errors include a lack of flashing bedding seal; inadequate clearance to grade or hard surfaces; improper vertical transitions to other cladding, windows, or doors; and, improper sealing of penetrations, such as dryer vents and hose bibs. These types of defects will allow water to enter the wall cavity and could result in serious damage to the structure. All AMSV materials should be installed in accordance with the manufacturer’s directions, most of which are in line with the guidelines from the National Concrete Masonry Association

#2 Roof Installation Defects

Architectural asphalt shingles are the most common roof coverings on area homes, but it’s not uncommon to find defective or damaged materials installed, missing or improperly installed flashings, and loose or exposed fasteners. These defects increase the probability of premature covering failure and leakage.


#3 Installation of Damaged Components or Missing Parts

Damaged windows, doors, cabinetry, countertops, built-in appliances, bathtubs and fixtures, and myriad other items have been discovered during our punch list inspections. Missing parts sometimes include cosmetic items, such as cabinetry handles or shelves, to the more serious, such as appliance parts, window or door screens, and HVAC filters or registers.
